Construction Superintendent

As a Superintendent you will be tasked with supervising and controling on-site multi-family repair and renovation projects.   This includes the completion of projects on schedule, within budget, and in conformance with company quality standards. The initial assignment will be to a large renovation project in the San Diego, California, region which is expected to last for approximately three years.

Company superintendents can also be assigned to a limited number of capital expenditure projects that involve primarily a single type of activity, e.g., painting or carpentry, and will normally have a contract value of $350,000 or less and a duration of approximately ninety days or less.  Some regional travel required.

NB: The person who fills this position will initially be assigned to a large apartment renovation project; experience in the renovation of multi-family housing will be a strong plus in the review of all applications.

Qualifications

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Education/Experience:

A combination of four-year degree or five years + of experience managing construction projects of increasing complexity including, most importantly, experience in the renovation of multi-family apartment complexes. 

Language Skills:

Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.

  Mathematical Skills:

Ability to add, subtract, multiply, and divide all units of measure, using whole numbers, common fractions, and decimals.

  Reasoning Ability:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to define problems, collect data, establish facts, and draw valid conclusions.

Computer Skills:

Basic understanding of Outlook, Word & Excel.

Skilled in the use of Timberline Estimating and all other project related components in the Sage Construction 300

Software a plus.

Physical Demands

While performing the duties of this job, the employee is frequently required to sit ergonomically correctly; use hands to finger, handle or feel, ability to talk and/or hear. The employee is required to stand; walk; reach with hands and arms; climb or balance and stoop, kneel, crouch or crawl. The employee must frequently lift and/or move up to 30 pounds and occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to focus. Repetitive motion with word processing and data entry.   Heavy phone use.

Work Environment:

While performing the duties of this job, the employee is frequently exposed to outdoor weather conditions. The employee is occasionally exposed to work near moving mechanical parts and fumes or airborne particles. The noise level in the work environment is usually moderate.
